I wanted to pass on my thanks for the way in which you have undertaken the role of property manager for my Auckland property.
I have found you to be timely with all required actions, informative about processes and points of relevant tenancy legislation and generally very responsive.
When you place a major asset into the hands of a management company you expect that they will be engaged and knowledgeable and hold the best interests of landlord and tenant in high regard. It has not always been the case that as landlords we have received such excellent service as we have from Bayleys and yourself. As I’ve previously said if I could have you managing my other properties, outside of Auckland, I would gladly have done so.
It is with pleasure that we provide a testimonial for Ryan Sweeney.
Ryan was our property manager for our Auckland property for three years. During this time we found Ryan to be very reliable and a very good communicator. Ryan managed the maintenance and repairs of our property in a very efficient and effective way. Our accounts were promptly issued and always accurate. Ryan also dealt with our tenants in a very supportive and caring manner, which we appreciated. We were also kept up to date with the latest legislative requirements.
All of these qualities made Ryan stand out as a property manager. We very much appreciate his personal dedication and professionalism. It was always a pleasure working with him and we trusted him to always keep our best interest to the fore of his thinking and work.
Our Auckland property has been sold and our relationship with Ryan is now finished. We know that Ryan will continue working with clients in his own very special way.
I have dealt with a few property managers in my day but I have to say that I find your professionalism to be the best. Thank you for taking such good care of our property for us and giving us such valuable advice when needed.
Just wanted to drop you a note and say thanks for the last 6 months, you're the best property manager we've had. In a market full of horror tenants and with us living overseas, it's reassuring to have you managing our investment.
Your attention to detail is second to none. In particular your inspection reports are wonderful, we know that if there are any issues you'll be across them and they will be highlighted and resolved quickly.
The personal responsibility you apply to your work is unique. This was evident last year when you responded to a broken faucet that was flooding the bathroom one evening. Your above and beyond response saved us the cost of an emergency plumber call-out.
Ryan listed our property at fairly short notice and managed two different tenants over the time we had it listed. We couldn't thank him enough for how he managed these tenants and our property was left in good condition. He was in touch as he needed and easy to reach by phone (as we live out of town) and he handled a tricky insurance claim really well. We highly recommend his services.
David and his team in our opinion are fantastic at their job; consistently awesome, friendly, helpful and prompt service, for over 6 years we have dealt with David and his team, and not once have they let us down.
David has been managing and looking-after all of my properties for the past 14 years. His professionalism and work ethic are outstanding, he always offers great advice about properties that I am interested in. Consistently providing updates about the properties (wear-and-tear, things needing to be fixed, installed and tenant's feedback). His can-do attitude constantly impresses me, David is definitely the man who can get things done efficiently and quickly. Zero problem, awesome Property Manager. Thank you for everything.

I am writing to you with the intention of expressing the value my husband and I place in Mr. Kegan Monteiro.
He took on our property management with a wealth of knowledge and friendly advice. The way in which he guided us through the procedure of renting out our first home, allowed me to feel legally safe; also secure in the knowledge that his plans to manage our property, and the management of the tenants, were exactly in line with our concerns and specifications.
Kegan has kindly overseen and managed some dramas with the tenants’ personal situations with diplomacy and solid integrity. He has a way of communicating facts and opinions with the deft touch of a confident and considerate professional.
He has ensured that everyone's needs have been quickly addressed and tended to with efficiency.
It also impresses me that his long-term commitment with renewing and adjusting the rental agreement is solid; without diminishing any strength of interest in our investment, over time.
Mr. Monteiro has shown to be friendly, concerned, reliable, fair, forthcoming and innovative in the time we have engaged his services. We have full confidence in his business and interpersonal skills.

A decision was made to exit the Rental Property market some months back and yesterday final proceeds were received following a successful sale.
After Steve Southam left, Kegan was appointed as our Property Manager. Throughout the time he was with us we found him very approachable and easy to get on with. The real test however came when various people had to be organised in getting our property up to scratch prior to Sale. Without his efforts in many different areas, we would have been left floundering by ourselves.
Mention too must be made of David whom we have dealt with for many years. David’s cool head, PR skills, and, attention to detail, have been outstanding. A seemingly major problem for us, was always dealt with quickly, reassuringly and with minimum fuss.
Would you please pass on to both Kegan and David, our grateful thanks for their TLC towards us over the periods we dealt with them. We have been lucky to have them both as our Property Managers.

Kym Barrow from Bayleys Property Management has been a fantastic asset. She is reliable, responsive and understands the her market and takes away the day to day hassles of property management.
Kym looked after my parents’ home after they moved to a rest home.
